There are a lot of people who do property management and it’s hard to know who to hire. When we started our company we wanted to focus on one thing, managing properties. We aren’t a rental agency who does property management. We are just a property management company and that’s what we do best. We are also a small company that doesn’t want to manage more than 30 houses so we ensure that we are giving each of our customers the best possible service.
There are other reasons to have a management company that is not your rental company. By using two separate companies there is a checks and balance in place. If a renter is unhappy with the management company they can tell the rental agent who can report to the owners. If the rental agent isn’t reliable the property manager can report him/her to the owner.
Who needs a property manager? Our clients range from full-time residents who don’t want to be bogged down with standing in lines to pay their bills and know that if they have any problem, big or small, they have someone to call day or night. We have some clients that only live in San Miguel part-time and need someone to take care of their house when they are away and be able to enjoy their house when they are visiting. Some of the houses we manage are investment properties and are rented most of the time. In this case we are making sure the renters are having a worry-free stay. We have also been helping these clients get their immigration papers change so they can legally rent their house and registering their houses with the tax office (Hacienda) so they are paying taxes on their income, as is required by law. Each house receives a monthly accounting of household expenses and for those that rent their homes we provide additional accounting services with a certified Mexican accountant.
